Estuary is located approximately 6 miles to the south of Liverpool City Centre within in the city’s International Gateway Strategic Investment Area. It lies alongside Speke Road, the primary southern arterial gateway route for the Liverpool conurbation, with strategic links to regional and national transport routes. Estuary is linked via Speke Boulevard (A561) to the national motorway network, to Junction 6 of the M62 and the M57 by the Knowsley Expressway (A5300) some 2 miles to the east, and to the M56 at Runcorn.

Estuary is adjacent to the international Liverpool John Lennon Airport and is within easy reach of Manchester Airport via rail and motorway link. It is readily accessible via passenger rail and public transport links, with public transport connection to Liverpool South Parkway Station and Travel Interchange located within one and a half miles, from where connection can be made to local and regional train services and the West Coast main line to London.

Estuary lies one and a half miles from Garston Docks and within one mile of the Garston Freightliner Terminal which lies to the west of the site and provides direct rail link facilities to Europe. Skypark International Park is located to the east with Speke Hall and its grounds to the south-east.

The New Mersey Shopping Park lies opposite and is now established as Merseyside’s premier out-of-town retail park. The 4* Crowne Plaza and David Lloyd Leisure Centre are to the west of the site.
